A swimming pool is often the reason people choose a villa on the Costa Blanca, and also one of the first things that shows its age. Common issues include water loss, hollow or loose tiles, rough or stained finishes, cracked copings, noisy pumps and filtration that was never sized properly. A renovation can be as simple as new finishes and equipment, or as involved as reshaping the pool with an overflow edge towards the sea. CostaVeyra manages either as part of the wider property.
Diagnosing the pool first
The right scope depends on what is happening behind the tiles. Before a refurbishment is designed or budgeted, we establish:
- Whether it leaks, and where. Water loss can come from the shell, the skimmers, return fittings or buried pipework. Leak detection avoids paying for new finishes over an unresolved problem.
- The condition of the shell. Concrete or gunite shells built well can last for a very long time; cracks, movement or poor original work change the picture.
- The equipment. Pumps, filters and pipework may be undersized or inefficient. Variable-speed pumps, salt chlorination and heat pumps can make the pool easier and cheaper to run.
- The surroundings. Copings, the deck and drainage around the pool often need attention at the same time, especially where autumn rain episodes push water towards the pool.
Design choices
Finishes are where much of the character comes from. Glass mosaic is durable and traditional; large-format porcelain and microcement give a more contemporary look; liners are a practical option for some refurbishments. Coping stones should be non-slip and stay comfortable underfoot in strong sun.
Larger changes, such as adding an overflow edge, a beach entry, a spa area or wider steps, are best designed together with the terrace and garden. Permits, timing and budget
Refurbishing finishes and equipment is generally treated as minor works. New pools, and in many municipalities significant enlargements, normally require a licencia de obra mayor with a technical project, which commonly takes several months. On plots near the shore, the Ley de Costas protection easement can restrict works, so we check early.
The budget sets out scope, materials, equipment models and payment milestones before works start, and the contractual set-up is explained in writing during project definition.

Refurbish or rebuild
A sound shell with tired finishes can often be refurbished. Persistent leaks, cracks or poor original construction may make a rebuild more sensible. A specialist survey, ideally with leak detection, comes first.
Permits
Refurbishing finishes and equipment is generally minor works. New pools, and in many municipalities significant changes to an existing one, normally need a licencia de obra mayor with a technical project. Near the shore, the Ley de Costas may also apply. The procedure is confirmed with the ayuntamiento.
Indicative budget
As a broad guide for the Costa Blanca in 2026, a pool refurbishment costs roughly €15,000–€60,000+, excluding VAT, fees and taxes, depending on scope. A rebuild or overflow edge on a sloping plot can go well beyond that.
Season and access
Autumn to spring is the natural window for pool works, so the pool is ready for summer. Access for machinery on steep or terraced plots, common in Jávea and Moraira, affects both cost and method.
Questions owners ask
How do I know whether my pool needs refurbishing or rebuilding?
The shell, joints and pipework are checked first, often with leak detection. If the structure is sound, a refurbishment of finishes and equipment is usually enough. Structural cracks or recurring leaks may point to a rebuild. We set out the options and budget before you decide.
Do I need a licence to renovate my pool?
Changing finishes and equipment is generally processed as minor works. Building a new pool, or significantly changing the size or shape of an existing one, normally needs a licencia de obra mayor in many municipalities. Rules vary and are confirmed with the ayuntamiento.
When is the best time to renovate a pool?
Between October and April, so that the work, curing and commissioning are complete before summer. Bear in mind that many tourist areas restrict noisy works in July and August.
Do I need to be in Spain during the works?
No. CostaVeyra manages the site and reports progress with photos and video at each stage, from leak detection to the first fill, so you can follow the work and make decisions remotely.
