A full apartment renovation on the Costa Blanca is usually about three things: making the most of the light and the view, replacing tired installations, and adapting rooms laid out decades ago to the way people live now. Done well, it is a single managed project rather than a series of separate jobs, and that is how CostaVeyra runs it.

What a complete apartment renovation involves

Most apartments on the coast, from the seafront towers of Calpe to the older blocks around Playa de San Juan in Alicante, were built with closed kitchens, small bathrooms and single-glazed aluminium windows. A complete renovation generally starts by stripping the apartment back to its structure and rethinking the plan.

Typical decisions include:

  • whether to open the kitchen to the living room, and whether the wall in question is structural;
  • how many bathrooms the layout can genuinely accommodate, given where the building’s drainage stacks run;
  • whether to replace the windows with thermal-break joinery, which may need community approval if the façade appearance changes;
  • how to cool the apartment quietly, usually with ducted air conditioning hidden in a lowered ceiling, or with split units where ceiling height is limited.

Electrics and plumbing in older apartments are often original. Replacing them while the walls are open costs far less than doing it later, and gives you new certificates for the supply contracts.

How the project is organised

An apartment renovation benefits from a clear sequence. First, a design and specification phase, so that every part of the works is priced against the same drawings and finishes list. Then a detailed budget broken down by chapters, and a programme with milestones agreed before anything starts on site. Variations are priced against that same specification, which keeps the budget under control.

Before works begin, the licence route is confirmed with the ayuntamiento. Non-structural interior work is usually processed by a declaración responsable, which can allow work to start within weeks. Structural changes normally need a licencia de obra mayor and a technical project signed by an architect, which commonly takes several months. Where more than one contractor or self-employed tradesperson works on site, health and safety coordination is required, and we arrange it.

The building itself matters as much as the apartment. Community statutes, working-hour rules, lift protection, skip permits and summer restrictions in tourist areas all shape the programme, so we plan around them from the outset.

The community of owners

Works that affect common elements, the façade or terrace enclosures generally need approval from the comunidad de propietarios. We review the community statutes and inform the administrator before the programme is fixed.

Licence route

Interior works without structural changes are usually processed by a declaración responsable or comunicación previa. Moving structural walls or altering the façade normally needs a licencia de obra mayor with a technical project. The procedure is confirmed with the ayuntamiento.

Indicative budget

As a broad guide for the Costa Blanca in 2026, excluding VAT, fees and taxes: roughly €300–€600/m² for a cosmetic refresh, €900–€1,500/m² for a full renovation at a good mid-to-high specification, and €1,500–€2,500+/m² for a high-end, architect-led reconfiguration. Only a survey and an itemised budget give reliable figures.

Building rules and timing

Many buildings and tourist municipalities restrict noisy works in July and August, and lifts, parking and working hours affect logistics. A full apartment typically takes 3–5 months on site.

Questions owners ask

Do I need permission from the community to renovate my apartment?

Interior works within your own apartment do not usually need a community vote, but anything affecting common elements, structure, the façade or terrace enclosures generally does. The administrator should be informed in any case, and building rules on working hours and lift use apply. CostaVeyra handles this liaison as part of the project.

How long does a full apartment renovation take?

As a broad guide, allow 1–3 months for design and specification, 3–8 weeks for detailed budgeting and scheduling, and around 3–5 months of works. The licence route and the building's rules can extend this.

Can I renovate my apartment while living abroad?

Yes, many owners do. CostaVeyra manages the project on site and keeps you informed with regular progress reports, photos and video, so decisions can be made remotely. Some owners also grant a notarised power of attorney to a lawyer for specific paperwork.

Who carries out the works?
